Add three hurricanes in seven years. Irma's eye crossed western Polk County on September 11, 2017, and knocked power out to most of the county. Ian dropped 10 to 15 inches of rain on Polk in September 2022 and pushed Lake Hancock over its trails for weeks. Milton came through as a Category 2 on October 9 and 10, 2024, put more than 12 inches of rain on Lakeland in a day, and left roughly 85,000 Lakeland Electric customers without power, some for more than a week.

A house without power in October is a house without air conditioning. Wet insulation, wet drywall, and wet carpet sat for days in 80-degree air, and a lot of them were closed up and painted before they dried. The city's Lakes and Stormwater Division manages 38 named lakes that drain into one another through the storm system, so a yard on the low side of Lake Hunter or Lake Bonny can stay wet for a week after the storm, and a slab on that lot wicks it up.

The houses differ by era. Dixieland and the Lake Morton districts are 1910s and 1920s frame bungalows with plaster walls, wood floors over a crawl space, and bathrooms added later without fans. The ranches of the 1950s through the 1980s in Cleveland Heights, Lakeland Highlands, and Combee are block on a slab with the air handler in a hall closet. The new builds south of the Polk Parkway and out toward Davenport are tight, foam-sealed houses that trap moisture when the AC is oversized and cycles too fast to wring it out.
